Lot Add-on Plans
Whether it’s joining two or more properties in common, or combining a portion of your neighbor’s land to your own, Diehm & Sons can assist you in creating the plans. These projects can be done stand-alone or as part of a larger subdivision and/or land development process.
Land Development Plans
We provide comprehensive services related to land development plans for residential developments (apartments, condos, etc.), church and community projects, retail/commercial/industrial buildings and/or expansions, parking facilities, etc.
We can assist with subdivision for estate planning. We have extensive experience in seeking the required approvals and waivers of requirements unique to estate planning subdivision.
Our expertise includes the preparation of zoning applications for a wide variety of purposes such as floodplain impacts, setbacks, impervious lot coverage, nonconforming uses, etc. We can assist with these services either as stand-alone services, or as part of an overall subdivision and/or land development plan. We also help with the preparation of conditional use applications. We will prepare the required applications for zoning approval and attend the hearing to represent the application on your behalf.
Site Feasibility Analysis
We can assist with the evaluation of a site’s potential for whatever use a client is interested in pursuing. We research the requirements of the zoning, subdivision/land development, stormwater management, driveway and other municipal ordinances, DEP/NPDES requirements, sewer and water feasibility, as well as potential restraints on development such as topography, sight distance, geology, floodplain, wetlands, endangered species, etc.
We can help you evaluate the available methods of sewage disposal including public sewer, septic systems, holding tanks, denitrification, nutrient trading, etc. On your behalf, we can work with the PA Department of Environmental Protection to obtain sewage planning modules (or exemptions) for a wide variety of projects including agricultural, residential, commercial and industrial development.
