The Fox family operates Fox Meadows Creamery in Ephrata and wanted to construct a second restaurant. They settled on the prior Vinola’s Restaurant in Leola. The site involved the demolition of an existing apartment building and significant rehabilitation of the former restaurant as well as an addition to make it larger. Parking was a challenge due to the popularity of Fox Meadows Creamery and the limited size of the site.
Diehm was able to secure the various approvals that were required including zoning, subdivision/land development, water/sewer, and PennDOT. This included an innovative approach to stormwater management using porous pavement since all available space was devoted to parking. Significant coordination with PennDOT was also needed to close the three existing entrances and establish a new modern access driveway.
Fox Meadows Creamery was able to open the new restaurant in 2022 in a beautifully restored building with a great deal of parking to serve its customers.
